How much are the HOA fees?

Our HOA fees began at $40 annually in 1976. Over the last 46 years they have risen several times. Beginning in 2023 they will be $200. The last previous increase was in 2012 when they rose from $75 to $125.

How do I get a resale certificate?

What are covenants?
​
The CC&Rs can be thought of as the rules, limitations, and requirements that determine what property owners can do with their property. Simply put, the CC&Rs provide a roadmap to homeowners living within HOA communities of what is expected and permitted in their neighborhood.

What are by-laws?
​
Like other corporations, the POA is governed by a board of directors who are elected by the members according to a set of rules called "by-laws." The by-laws also govern how the HOA operates and contain the information needed to run the HOA as a business.

What are articles of incorporation?
​
This is paperwork filed with the Secretary of State to formally establish the property owners' association as a legal entity.

What is a policy manual?
​
The policy manual provides the board and the members of the POA with a reference manual containing policies and procedures established by the Board of Directors that provides greater detail on governance than the by-laws and further defines how the board interprets the covenants and the procedures for enforcement.

How are covenants enforced?
​
Enforcement is such a small community normally begins with person to person discussion or an email. Most of the time this is sufficient. If a violation continues, the board may begin a process of charging fines and taking legal action to collect on those fines and/or obtain a court order to rectify the violation. This is defined in the policy manual.
Neighbors may also enforce covenants. Enforcement is not an action only reserved to the board, although this rarely occurs. The board provides residents a way to enforce a covenant while still maintaining friendly relationships with their neighbors.
